This opportunity is for serious partner/investors only. The South Daytona Brewery Project (SDBP, LLC) is uniquely different than most investment opportunities. We are a start up opportunity with a strong history of successful brewery properties, and our financial projects reflect gross revenue of approximately $3.9 million and an EBITDA of $1.65 million in year one. We have acquired our seed money of approximately $150,000 and have engaged an architectural firm and have received architectural drawings and have engaged structural mechanical electrical and plumbing engineers and are looking to start our buildout and renovation of an existing property within 30 days. We have a large institutional investor/partner looking to get involved that has asked us to attract one or two additional partners for $250,000 each. Therefore, we have only two available slots for potential investors/partners to get involved within the 30-day period. We expect to have more than a half dozen income streams, which differs from the average bar that serves food or the restaurant that serves drinks and likely increases the chance of success and longevity. Our property expects to become a destination for everyone from the beer aficionado, the sports fanatics, and the family. We expect to have a full bar, restaurant that seats 200, our specialty TANK FRESH brewing on site, where beer is served directly from the tanks, an event center that will hold corporate events, small business conferences, private parties, and catering and on certain nights, we also expect to turn the event center into a nightclub, with live DJs, live music, and comedians. All the events will be permitted by the City of South Daytona, Florida. Our MasterBrewers are from the USA, fourth generation Anheuser Busch, and MasterBrewers from the United Kingdom, Armenia, India, and our beer Cicerone is from Brazil. This will ensure that we will likely have the best variety of craft beer in central Florida.

We will also have a humidor with a live cigar roller, an Amsterdam style coffee shop that will look to serve legal infused drinks. We also look to offer an outdoor beer garden with a golf putting green, an outdoor movie screen for themed movie nights, overflow seating with tables with umbrellas and chairs, a firepit, and potentially a dog park so families can bring their pets. We also expect to offer a self-serve beverage wall which will allow those customers who don’t want to wait for a table with the ability to start enjoying themselves before getting a table. Our hope is to offer beer, flavored hard seltzer, wine, kombucha, soft drinks, coffee, tea, and juices. We are offering the four main colleges within miles of the property a discount to attract their students as we will have large comfortable chairs and couches and will offer free high-speed internet and charging stations at every seat. This should attract the 18 to 29 single age demographics, while the rest of the property will attract the family and businesspersons ages 30 plus.

The South Daytona Brewery Project is a 12,000 square foot brewery as seen by architectural drawings in the 5-year business plan package and we are looking to start the construction in the July/August, which is a renovation of an existing property and expect to open likely in winter of 2027, which makes this opportunity somewhat time sensitive. We don’t want just funding; we want the right partners. We have also engaged CIM Securities to sell shares. Having an SEC compliant entity gives this opportunity validity and legitimacy.
